Somewhere around the third week of September you will get a WhatsApp forward warning about the second monsoon spell. Ignore the forward and watch your ceiling instead. If you live on the top floor of an apartment in Bellandur, or in an independent house in Jayanagar with a flat roof, this is usually the week the old leak reappears in exactly the same corner it did last year.
That corner never fixed itself. Somebody painted over it, possibly twice, and called it done. Waterproofing is not paint, and the difference between the two is the difference between a repair that lasts eight years and one that lasts eight months.
Here's what actually works in Bangalore conditions, and what it costs.
Find where the water is entering, not where it appears
Water travels. A damp patch on a bedroom ceiling is frequently not below the failure point; it's below wherever the water finally found a path down through the slab.
The four entry points that account for most Bangalore leaks:
The terrace or roof slab, especially around the parapet junction, around any pipe penetration, and at the drain outlet. This is the single most common source in independent houses and top-floor flats.
Bathroom floors above, where the original waterproofing membrane has failed or was never properly laid. This shows up as a damp patch on the ceiling of the room directly below, and it's the most common source in mid-floor apartments.
External walls, particularly on the weather side (usually south-west in Bangalore), where render has cracked or the paint has lost its elasticity.
Window and door junctions, where the gap between frame and wall has opened up.
Diagnosing correctly matters more than the product you choose. A terrace treatment will not fix a leak that's coming from the bathroom above.
Terrace and roof waterproofing
For an exposed terrace or flat roof, there are three levels of intervention in Bangalore.
A liquid-applied acrylic or elastomeric coating costs Rs 40 to Rs 80 per square foot. It goes over a cleaned, primed surface, it's quick, and it needs recoating every five to seven years. Fine for a sound slab with no active leaks.
A polyurethane (PU) coating costs Rs 90 to Rs 160 per square foot. More elastic, better UV resistance, a genuinely longer life of eight to twelve years. This is what we specify on most Bangalore terraces where the owner intends to stay.
A full membrane system (APP- or SBS-modified bitumen, torch-applied, then protected with a screed) costs Rs 140 to Rs 280 per square foot. It's the most robust and it's what a terrace supporting a garden or heavy use needs.
Whichever you choose, three details decide whether it works. The coating must turn up the parapet wall by at least 150 to 300 mm and be tucked into a groove cut in the wall, not just stopped at the base. Every pipe penetration needs a collar detail. And the fall to the drain must be verified with water before anything is coated: a terrace that ponds will fail whatever you put on it.
Bathroom waterproofing
This is the one that damages someone else's home, which makes it the one most worth doing properly.
A full bathroom waterproofing job means stripping to the slab, applying a cementitious or PU membrane across the floor and up the walls to at least 300 mm (and to full height in the shower zone), testing by ponding water for 48 hours, then tiling over it. It costs Rs 1.6 lakh to Rs 3 lakh per bathroom including the retiling, and Rs 25,000 to Rs 60,000 if you're only doing the membrane during a larger renovation with tiles already off.
The 48-hour pond test is not optional and it is the step most often skipped. Insist on it, and be present when the water goes in and when it comes out.
Partial fixes (regrouting, applying a surface sealer, injecting around a leaking pipe) cost Rs 8,000 to Rs 30,000 and are worth trying when the leak is minor and clearly traced to a single point. They are not a substitute for a failed membrane.
Pick finishes that suit Bangalore's weather.
External walls
Bangalore's south-west-facing walls take the brunt of monsoon rain driven horizontally, and this is where render cracks let water in.
An elastomeric exterior paint system (crack-bridging putty, primer, two coats) costs Rs 35 to Rs 70 per square foot and handles hairline cracking well. It is the standard treatment and it works for the majority of cases.
Structural cracks wider than about 2 mm need routing out, filling with a polymer-modified mortar, and then the elastomeric system over the top. Painting over a live structural crack achieves nothing.
Around windows, rake out the old sealant entirely and reseal with a good polyurethane or silicone sealant rather than adding a bead on top of the failed one.
The Bangalore specifics
Do the work between January and April. Waterproofing needs a properly dry substrate and several consecutive dry days to cure. Work done in a gap between monsoon showers in July will not bond properly, and the money is wasted.
Check your association's rules before terrace work in a gated community. Terrace waterproofing on an apartment building is usually the association's responsibility, not yours, and doing your own work on a common terrace can void whatever warranty exists.
Sump and overhead tank overflow is an underrated cause of persistent damp in Bangalore homes. A tank that overflows regularly will keep a wall wet no matter what you coat it with. Fix the float valve before you waterproof around it.
Get the warranty in writing and understand what triggers it. A ten-year warranty that's void if anyone walks on the terrace is not a ten-year warranty. Ask specifically what maintenance is required to keep it valid.
What it costs, summarised
Terrace coating, acrylic: Rs 40 to Rs 80 per sq ft.
Terrace coating, PU: Rs 90 to Rs 160 per sq ft.
Full membrane system with screed: Rs 140 to Rs 280 per sq ft.
Bathroom, membrane only during renovation: Rs 25,000 to Rs 60,000.
Bathroom, full strip and redo including tiling: Rs 1.6 lakh to Rs 3 lakh.
External wall elastomeric system: Rs 35 to Rs 70 per sq ft.
Crack routing and structural repair: Rs 150 to Rs 400 per running metre.
For a typical independent house in Bangalore with a 900 sq ft terrace and two bathrooms needing attention, a comprehensive job lands between Rs 2.5 lakh and Rs 5 lakh.
The maintenance that keeps it working
Clear terrace drains before the monsoon, every year, without exception. A blocked outlet turns a functioning terrace into a shallow pond, and standing water finds every weakness.
Walk the terrace after the first heavy rain of the season and look for ponding. Water that hasn't drained within an hour indicates a fall problem.
Check the parapet junction and any pipe penetrations annually for cracking or lifting.
Recoat on schedule rather than on failure. A recoat of an intact acrylic system costs a fraction of dealing with a slab that's been letting water through for two seasons.
